Veerenni väike kortermaja / Community apartments

The studio was a next step from the autumn course, wherein we were planning the general typologies of the area Veerenni.

Making the module

The modules are arranged in spaces, which are 12×12 m, which means that the space can be divided starting from 3 meters – toward 6 and 9 meters wide. The modular apartment buildings are divided into four, in which the first one is apartments (possibly rental space), second for the common rooms, thirdly apartments belonging to the owner of buildings and the fourth one is possibly devoted to the circulation and staircase. 

Courtyard houses

The housing inbetween higher, L size modular houses and the street are ”courtyard houses”. That is following the existing regions in Tallinn, where some of the smaller houses are in the garden spaces with a distance from the bigger streets. The possible borders could come from the growing plants surrounding some of the inner green areas and separation from the pedestrian road. 

Repeating the modules

allows the client to choose between different types of reoccuring modules, which could more often be the circulation spaces. 

Apartment modules

give a choice between different kind of apartment sizes for the different needs of the user, for example 18 m2 (3×6), 32 m2 (6×6) and 72 m2 (12×6). 

Optional modules

In addition to the living spaces, there are optional modules to choose from, for example cabinet, terrace, sauna, greenhouse, meeting room, offices and galleries. 

Assemble

Adding modules depending on the future owners to the common room / staircase module that they chose beforehand. Can do it through different floors and create different types of buildings. 

Type S house

The building consists of 12×12 footprint, with the circulation space located in one corner.  could be two families living together.

The buildings align with existing buildings in the west with their sizes and placement, making connection with them and Vana-Lõuna street in front. 

The building could be mainly divided inbetween shared rooms of family members, cabinet and terrace, a smaller 36 m2 apartment for a grown-up daughter, then 72 m2 family apartment. 

Type M house

The building consists of 12×18 m2 foorprint, with the circulation module located in the middle of the building.  The clients could be for example a family and the grandmother living together, several rental spaces for students and office workers. 

Type L house

The building is a continuing M building with the staircase modules in the middle parts. The occupants could also be different businesses and their office spaces combined together with apartments and living spaces.
